Hive Land and Planning are providing planning consultancy services on this project for a major residential development comprising of around 750 homes, working as part of the Turner & Townsend led project team which also includes Buro Happold (technical inputs), Barton Willmore (masterplanning), Cushman & Wakefield (commercial advice) and TEP (ecology).

This greenfield site comprises of two parcels of land split by a railway line and a number of other physical constraints on or adjacent to the site will need to be factored in to the planning strategy, including the potential construction of a new bridge, pedestrian and cycle connectivity under the existing railway line and over the West Coast mainline to the east.

Homes England will ultimately take the site to the market on a phased basis and so our strategy is centred around the need to ensure that the planning permission(s) secured allow for the viable delivery of housing, infrastructure and mitigation across the entire site, whilst at the same time achieve great placemaking. These objectives are underpinned by one of our core values, which is to work closely with officers at Halton Council as local planning authority and engage effectively with the local community and stakeholders.
