Hive enjoy adding value to client’s projects in a wide range of areas and green infrastructure management strategies is one such example.

Delivery

Through liaising with the estate managers and site managing agents, Hive are able to advise on the feasibility of proposals for the management of green infrastructure and areas in which there may be potential sensitivities around costs throughout the establishment of a site specific management company.
  • Designing a detailed strategy and programme to unlock 48 residential sites with a capacity of 3,500+ new homes.
  • Production of a PID, implementation plan, site prioritisation matrix, area based promotion and marketing documents, and individual proformas for each site including an analysis of the interventions required
  • A landowner engagement strategy and extensive engagement with funding bodies (including Homes England) aimed at specifically addressing viability challenges.
  • Drafting an investment prospectus and launch event to directly market the sites to developers.

Outcome

Working alongside estate management cost consultants, Hive created an overarching financial model that will inform the viability of a future site wide management company and the likely future service charges that residents will incur with large, well landscaped and complex sites such as Whittingham Hospital.

The former Riverside High School site is located to the west of Radcliffe town centre and has been vacant since 2015. The site, which was cleared in 2021, provided an opportunity to delivery for much needed housing development in Bury.

Marton Estate, Fylde

Marton Estate is an 11 hectare Site situated in the Fylde-Blackpool periphery strategic location for development, which was identified in the Local Plan. The Site was allocated for mixed use development to fulfil growth objectives for the Borough. Outline planning permission had previously been granted on the Site for the development of 265 dwellings and 1.5 hectares of employment use, however development did not come forward and the permission expired before a Reserved Matters Application was submitted. Homes England subsequently acquired part of the site to help deliver much needed housing development in Fylde.

Baxters Lane is a vacant industrial site in the east of St Helens. Hive was commissioned to prepare and submit a full planning application for the development of 28 dwellings for affordable rent along with associated access, parking and landscaping.
